<p>It’s a sobering thought but all landlords can protect themselves from such claims with public liability insurance which can also provide a valuable safety net against costs caused by an incident involving one of your tenants.</p>
<p>Many landlords don’t have this protection in place or even realise that it exists. Some think it is going to be expensive when in fact using the right company or broker the cost in respect of damage to your property is insignificant.</p>

<p><span style="font-family: Arial;">‘EPCs give tenants vital information about the energy efficiency of their property and also contain an estimate of their utility bills,’ said David Salusbury, chairman of the National Landlords Association.</span></p>
<p><span style="font-family: Arial;"> ‘They also help landlords make informed decisions about how to upgrade the energy efficiency of their properties by recommending improvements.’</span></p>

<p>Could the South East be a good time to invest in?</p>
<p>Dover maybe the gateway to England but with its recent High Speed Train connection to London Saint Pancras &#8211; now could be the time to invest in a “buy to let” property in the area.</p>
<p>Lower house prices, rising rents and improving mortgage deals are tempting investors once more and with places like Dover and Deal now connected to the High Speed Train link commuters can be in London within an hour.</p>

<p>The lack of mortgage finance available to first time buyers means that there is less competition for one or two bedroom properties. It also means there is high rental demand for the property once it is put on the rental market.</p>
<p>Lenders are becoming keener to lend to investors for buy-to-let due to high tenant demand and low property prices.</p>
<p>With good 1-2 bed flats starting at £55k and looking at a rental return of £400-500 per month then certain parts of the South East could make a wise investment. Recently a landlord purchased a 2 bed flat in Dover for £55k; with a monthly rental of £425 this would give a rental yield of just over 9%</p>
